Tenants – What do I need to know?
Once we have found your ideal property, you will need to place a reservation deposit to secure the property and remove it from the market. The amount will vary depending on the period of time in between the reservation and signing of the tenancy agreement.
Once the reservation deposit has been placed you will have to present all possible references prior to the signing of the tenancy agreement for the landlord's approval, (eg: bank, work, previous landlord, personal, etc.)
A returnable deposit must be given at the signing of the tenancy agreement, which will be held by the landlord and refunded at the end of the contract period, assuming that the property has been left in the same condition as it was found and there are no pending utility bills or missing items from the inventory.
The rent must be paid upfront at the beginning of the month directly into the landlord's Spanish bank account.
All utility bills are to be paid by the Tenant by direct debit. LUNA Lettings or the landlord will make sure that the payment bank details are changed into the tenant’s account with the utility companies (electricity, water, gas, etc..). Community fees, council and rubbish tax are paid by the Landlord.
